Portland startup Prophetic lands major deal with DR Horton

What’s bigger and better news than a Portland startup raising a bunch of capital…? That’s easy. A Portland startup landing a major customer that has the potential to result in substantial revenue. Which is exactly what happened this week with Prophetic and namebrand customer DR Horton.

The construction industry has historically been a technology laggard, favoring the tried-and-true methods of operation over the newest technology. This has persisted recently as new AI-based solutions have been introduced. Against this backdrop, a new partnership between D.R. Horton, the nation’s largest home builder, and Prophetic marks a significant step toward modernization in the sector. 

Prophetic is an AI-native platform for land acquisition and development analysis. It applies AI to unify zoning rules, environmental diligence, parcel ownership data, and market activity into a single platform, featuring several tools, including ZoneAI, SiteAI, DevMap, DealDesk, and SearchAI. D.R. Horton will deploy Prophetic across its footprint in more than 30 states. 

“One of the largest challenges to providing affordable housing is the identification, acquisition, and entitlement of land suitable for development,” said D.R. Horton vice president and data analytics Jason Jones. “We are confident the insights provided by Prophetic are going to help us expand homeownership opportunities for hard-working individuals and families.”

Oliver Alexander, founder and CEO of Prophetic, shares that perspective.

“This technology is at a halo moment. It’s here, it’s working, it’s being used right now. Those who are using it have such a tremendous edge in the market that they are seeing incredible rates of growth,” Alexander told Builder Magazine. “However, it will become table stakes in the next few years. So, whether it is our solution or other AI solutions, the period to get the most value from them is now. An exponential leap has occurred and some people are experiencing it already.”
